What is Preventative Maintenance?

Successful landlords and property management companies in Long Beach know that it’s important to stay on top of preventative maintenance issues at your investment property. If you allow a lot of deferred maintenance, you’ll find that you’re spending more money and making larger repairs. When you have a preventative maintenance plan in place, you can minimize your costs and preserve the value of your asset.

Routine Inspections

Conduct routine inspections of your Long Beach property. Periods of vacancy or tenant turnover are great times to get inside the property and make any repairs or improvements that are necessary, but you also want to inspect during the tenancy so you can make notes of anything that needs attention. When you’re in the property, check for leaks under the sinks and caulking around the tubs. Make sure the roof and gutters are free of debris and check your appliances.

Heating and Cooling Systems

The most expensive repairs you will have to make are to your heating and air conditioning systems. That’s why it’s so important to have them serviced once or twice a year. When you have a technician come in to check and clean the systems, you’ll reduce potential problems and increase the lifespan of these important functions.

Building Exterior

Check the state of your paint and landscaping as well as the roof and the gutters. The exterior of your home needs just as much attention as the interior, and the curb appeal and condition will impact how much rent you can charge, what kind of prospective tenants you’ll attract and how you’ll market the property. You need to make sure everything is looking and functioning well.

Choosing Vendors

It’s important to work with highly qualified vendors who are licensed and insured. Don’t try to save a few dollars by working with cheap labor. That will increase your liability and put your property and your tenants at risk. Develop a list of reliable contractors who can do good work at affordable prices. When you work with excellent vendors, you’ll be able to save money and protect your property. They will also get to know your property, and they’ll be able to make recommendations and suggestions about preventative maintenance that will help.

Put together a preventative maintenance plan as well as a budget for your rental property. This will keep your home in good condition and provide a safe, pleasant place for your tenants to live.
