5 Easy Steps for Tenant Screening – Long Beach Property Management Education

Screening tenants is not just about filling a vacancy, but finding a highly qualified long term tenant who will maintain your home and pay rent on time every month. These are five Long Beach Property Management tips for screening to find that great tenant.

Ask Questions

Ask important questions when someone fills out an application. You want to know why they are moving, when they need to move in, how many people will be living in the property and whether there are any pets. You’ll also want to check their credit to see whether they have a history of being financially responsible.

Screening While Showing

When showing the property to a prospective tenant, look for key signs that may help you decide whether the person would make a good renter. Take a look at the appearance of people coming to see the property. If they are neat and clean, that will usually translate into how they live.

Attitude and Manners

The attitude and manners of a potential tenant can tell you a lot about what it will be like to deal with that tenant on a daily basis. If they show signs of being difficult, it might be hard to work with them. Determine whether they are bringing up legitimate concerns about the property, or if they’re simply looking for reasons to negotiate.

Approval Process

The approval process is an opportunity for you to make sure the applicant can and will deliver on being a successful tenant. Once you have approved an application, set a time, date and location to meet and sign the lease. Instruct your tenant to bring a cashier’s check or money order in the agreed upon amount with positive identification.

Lease Signing

Finally, you will meet with the tenant to conduct the lease signing. Use the most current and approved lease agreement. Review the lease details with the tenant, and have them sign it.
